Up to 20% Discount on (Real Estate) Property Tax

discount-20

If you are a homeowner or a landowner, chances are you are paying this kind of tax on a yearly or quarterly basis. This is one of those things you watch out on your calendar but dreads to do. Of course, I share the same sentiments because it is an expense. But as law abiding citizens, we comply and go to our city or municipality office to pay this tax. If we don't, then as years progress you might get the shock of your life and lose your right to your land and/ home to your own city or municipality for lack of compliance (or payment of dues).

Since purchasing a piece of land for my simple abode, I have been keen on this kind of tax. I make sure I pay on time or before the required date. As I learned, there are ways to get discounts on this. And boy, was I so happy to hear that! And this is how the discount goes:

1.) 10% discount - If you pay before the deadline (March 31)
2.) 15% discount - If you pay around January
3.) 20% discount - If you pay before December 15

You see, in the name of getting cheaper tax and saving some money I do that. That money I can set aside for other family necessities or save up for something we really want. And really this time of the year is the best time to pay for those taxes if you want to avail of that discount.

As far as I know here are the Municipalities or Cities that offer discounted rates for early-birds:

1.) Pasay City
2.) Las Pinas City
3.) Paranaque
4.) Manila
5.) Quezon City

If you know more cities and municipalities that give this kind of discount, just leave a comment and let me know so I can add it up on the list. There are a lot of people online who can benefit from this list. I will be glad to update this list for everybody.

So, grab those property papers and avail of the early-bird rates offered by your city or municipality!

How to Compute for Your SSS Monthly Pension (UPDATED)

Is Your Monthly SSS Pension Enough for your Retirement?

Is it? Do you know how much will you get from your SSS contribution when you retire?

A lot of Filipinos are depending on their SSS contribution hoping it will be sufficient enough for their retirement. I cannot say much because it will depend on your contribution and your need that time. I researched this online through the SSS website and I hope I can shed some light on that particular question.

First, you need to know the bracket of your salary and how much contribution you and your employer gives to SSS. For your reference, here is the table below:

Second you need to know your Average Monthly Salary Credit. To know your AMSC, please refer to column 2 of the table above.

Please be guided that there is a maximum of Php16,000 AMSC. So no matter how much you want to make your SSS pension higher by making sure you get a salary increase each year from your employer, there is a ceiling amount for that.

This data is from http://www.sss.gov.ph/sss/printversion.jsp?id=53&file=ben3000.html.

How much monthly pension will a retiree receive?

The monthly pension depends on the members paid contributions, including the credited years of service (CYS) and the number of dependent minor children but not to exceed five. The amount of monthly pension will be the highest of:

1.)  the sum of P300 plus 20 percent of the average monthly salary credit plus 2 per cent of the average monthly salary credit for each accredited year of service (CYS) in excess of ten years; or
2.)  40 percent of the average monthly salary credit; or
3.)  P1,200, provided that the credited years of service (CYS) is at least 10 or more but less than 20 or P2,000, if the CYS is 20 or more. The monthly pension is paid for not less than 60 months.

A retiree has the option to receive the first 18 monthly pension in lump sum discounted at a preferential rate of interest to be determined by the SSS. The option should be exercised upon filing of the first retirement claim. Only advance payments shall be discounted on the date of the payment. The dependents' pension and 13th month pensions are excluded from the 18 months lump sum pension.

The member will receive the monthly pension on the 19th month and every month thereafter.

This is an excerpt from https://www.sss.gov.ph/sss/index2.jsp?secid=73&cat=4&pg=null

For example:

Given: Mr. A worked for 30 years, Monthly salary is Php30,000/month at age of retirement and Mr. A is now 60 years old and eligible to retire.

How much monthly SSS pension do you get?
Monthly SSS Pension = (AMSC) 20% + (AMSC) 2% for year of service in excess of 10 years + Php300

*AMSC = Average Monthly Salary Credit. So, to compute for your monthly pension:

    Monthly SSS Pension = (Php16,000) 20% + ((Php16,000) 2%)20 + Php300
        Monthly SSS Pension = Php3,200 + Php6,400 + Php300
        Monthly SSS Pension = Php9,900

*Please take note of Php16,000 maximum Average Monthly Salary Credit. Even if Mr. A is earning Php30,000 at the time of his retirement, his AMSC is only Php16,000. Or you will get:

40% of your Average Monthly Salary Credit
       Monthly SSS Pension = (Php16,000) 40%
       Monthly SSS Pension = Php6,400

According to the guide from the SSS website, you will get the higher value, so you will be given the Monthly SSS Pension of Php9,900. That gave you the answer.

But the real question here is.. Is Php9,900 enough for you to retire? Is it enough for you to depend on that money? You decide.

The key here is RETIREMENT PLANNING. But that is a different topic. ;)

No Roaming Charges When I Roam

No Roaming Charges When I Roam

How to Minimize Roaming Charges

Smartphone Settings for Offline GPRS

If you are one of those people who leave their mobile phone or SIM cards when they leave for an out of the country trip or have burned hotlines from your network provider because they charged you for GPRS/Mobile internet service you supposedly used but unaware of: you might want to read this blog entry and maybe I can help you. But for those willing to pay those charges, well you're one rich kid! Lol! Well, this is not for you. ; ) If you're looking for a way to cheat on your network providers, I don't do that and I can't do that too.

I simply cannot move around without my mobile phone, not because I am having separation anxiety when are apart, but because my phone connects me to my family, and my source of income. That is the reason why leaving my mobile phone at home while on vacation is not an option. But having a shock when I receive my bill when I get home scares me. So I researched and called my service provider for things I should do before stepping on that plane:

1.    To bring my smartphone on roaming.
2.   Set-up my phone for call barring. (I use Viber, Kakao Talk, WeChat, Skype and Facebook Messenger as an alternative to long distance calls and text/SMS. The internet I use are rented out pocket WiFi, prepaid SIM cards with Internet on my companion's mobile phone or WiFi in Hotel)
3.   Turn-off GPRS on my phone.
4.   I have to set-up a DUMMY mobile internet settings to make sure I don't get charged for this service in case I accidentally activate/on my GPRS. (My husband thought of this one, so this isn't really mine. I'm just sharing this because it worked for me and I had no worries!)

The first 3 things are easy human language, but the fourth one I know is somewhat gibberish and too technical to some.

The first step, you have to make sure you bring your own smartphone. Please call your service providers to make sure your phone's roaming services are on or activate it if it's not. While you are on that call, ask your customer service representative about what network to connect to receive SMS/text messages for free. They always tend to have a network partner in each country, which can give you access to this free service.

You can do this second step before stepping on the plane. But I advise you learn to do this before that day. Just go to your Call Settings and activate Call Barring for Incoming Calls.

The third step I assume you know already since you use a smartphone. ; )

To some of you, this third step I might need to give you a step-by-step guide. I am using a Samsung S3 White, so I'm using my phone for the screenshots. Here is the guide:

1.   Go to Settings
2.   Then, More Settings
3.   Go to Mobile Networks
4.   Go to Access Points
5.   Press + New APN

6.   Set a Name for the new access point (I named mine Dummy)

7.   Press OK
8.   Press APN, and type . (period)

9.   Press OK
10.   Leave everything else blank, then exit
11.   Use this mobile settings and access point when you are about to board the plane.

There you go! Enjoy your next trip!

If you find this useful to you or to some of your friends, please feel free to post the link and share it to your social networking sites. If you like it, please leave a comment below or add me up at your Google +. Thanks!

Please help Typhoon Haiyan/Yolanda Victims

You might have already heard and watched the horror of storm Yolanda/Haiyan that struck the Philippines last Friday, November 8.  My words are not enough to explain grief of my fellow countrymen directly hit by this calamity.  They lost family members, their own homes and source of income.  Right now, the focus is for survival.  They have no access to drinking water, food, and medicines.  If you are one blessed soul with all of material things you own intact and you can still be with your family, please donate or help whatever you can offer.  My countrymen will be most thankful to whatever you can give.  My heartfelt thanks to all of you.

If you are outside the Philippines and want to reach out, this is the list I can give you where you can offer your donations.  I grabbed this image from a Facebook post of my sister in Canada, but I don't know the rightful owner.  But this was consolidated from a CNN website.  Please refer to http://edition.cnn.com/2013/11/09/world/iyw-how-to-help-typhoon-haiyan/index.html?hpt=hp_inthenews

If you are a Fellow Filipino safe in your homes you might want to help and donate through this website:  http://www.abs-cbnnews.com/tulong.

In saying our heartfelt thanks to all of you, let us say:  "Maraming Salamat po."

Seoul Searching (How NOT to Get Lost in South Korea)

Seoul Searching (How NOT to Get Lost in South Korea)

I admit I only became interested in South Korea after watching too many Kdramas! Are you guilty as well? Well, I've been hooked on it for 2 years I think. So, my curiosity lead me to booking a flight for a family of three and the rest, as they say, is history! I am writing this entry right now because a lot of my friends are asking me about my Seoul trip and tips. I might as well share this through this blog and hopefully help many others as well.

I have 4 things I planned to do or go to on this trip:

Kdrama sites:
Coffee Prince
Namsan Calbe Car
Teddy Bear Museum
Seoul Tower
Gwanghamun Square
Gyeongbok Palace
Cheonggye Plaza/Stream
Korean Culture/Experience:
Seomyeon Market
KTX/Korail-Busan
KTX/Korail-Seoul
Myeongdong Night Shopping
Namsan Cable Car
Seoul Tower
Namdaemun Market
Dongdaemun Market
Everland Resort
Gwanghamun Square
Gyeongbok Palace
Cheonggye Plaza/Stream

Coffee Shop hunting:
Starbucks-Busan
Coffee Bean and Tea Leaf
Angel-in-US Coffee
Cafe Bene
Coffee Prince
Hello Kitty Cafe
Explore Korean food:
Korean Porridge
Iced Beans
Samgyeopsal
Seoul Burger
Street Food
Kimchi Fried Rice

The gadgets I used on this trip are: my smartphone Samsung S3 White, power bank with 5600 mah and the pocket WiFi I rented out from Olleh.

The apps I installed specifically for this trip are:

Google Maps This app is very useful in finding the places you need to go. The directions it provide is very detailed, from walking to crossing streets to boarding what bus number and train stops. It also provides on-the-dot reference on time of arrival of buses and trains you will ride. This has been the most used app I installed in my trip.
I also used Goole Earth (on my laptop) to have the street view of the addresses and GPS coordinates I got from the internet and from my research. I used this heavily with Google maps to re-check if the address is correct and if the place I want to go to have the same picture of those I searched online. It's a good thing I used this because some addresses are incorrect or with wrong GPS coordinates.
Fyi, I never got lost with this on my smartphone. Promise!
Google Drive To save a soft copy of your itinerary scanned copies of your passports, visas, bank certificates, tickets and documents that I might need for this trip or at the immigration. I always make sure I have multiple photocopies of my whole family's passports, tickets and itinerary on my bag and luggage. Worst thing happens; I can access my Google Drive from my smartphone.
Trip Advisor Seoul City Guide Just in case we have a lot of time in our hands and my itinerary isn't holding up to expectations, I downloaded this app to get a guide on this trip.
Bank Online App Some establishments (actually hotels) don't accept cash payment. They can only accommodate credit card as your settlement option. I downloaded this app so I can check on the balance at the end of each day (if I did too much shopping!).
Viber I have this app on my phone beforehand, but I used this frequently while I was in South Korea to stay in touch with people back here in the Philippines. And I get to call and text for free (using a pocket wifi)

I included all GPS coordinates and addresses to help you on your trip. I'm sorry for those looking for quick guide on how to get to place from the itinerary because I did not provide that. I find it easier for me to follow the Google maps and follow its instructions. It is really easy to understand once you have the right GPS coordinates and addresses. I encourage you to put a star (or save) those places you want to go before you catch that plane. That way, you just have to log on to your Google maps and there you can access your saved places and addresses.

This is the itinerary I made to fit my schedule with a 6-day trip in South Korea. The day 2 to day 6 itineraries can be interchangeable according to your preference. So feel free and enjoy South Korea!

Day 1
2:00pm Leave for NAIA (Manila) terminal 3
4:40pm Flight from Manila to Busan (MNL to GMH)
08:40pm Arrival at Gimhae Airport
GPS Coordinates: 35.174861,128.946434

  - Please take note of +1 hour from Manila time difference

Claim Pocket WiFi at Olleh
Location: Gate 3, 1st Floor, Departure Area
Map:

  - I advise you get a pocket WiFi if you are travelling to South Korea without the tour package or tour guide because this will come in handy (trust me..). And I advise, too, to reserve on-line because you might not get any pocket wifi on the spot if there are too many tourists walking in.
- Website where I pre-booked/reserved my pocket wifi: http://roaming.kt.com/renewal/eng/reserve/reserve.asp
- I paid KRW 8,000/day (around Php300/day) for unlimited use of the internet service which is very affordable. It goes with the charger, cable and red compartment to put in the three things together. Do not lose any because you will be charged accordingly.
- For me, this is a very reliable pocket WiFi provider in South Korea. I used this from Busan to Seoul and I was happy about the fast connection and can use it with ease.
- Make sure you bring your own smart phone on roaming with blocked GPRS/internet services (so you will not be charged)
- Check with your service provider what network to use in South Korea so you can receive sms without charges. For Globe users, use the SK Telecom. For others, please contact your service providers.
- (for Globe users, please take note that you cannot ask for blocking services once you are in South Korea. Be sure to do that before you leave the Philippines.)

Address: Address: Choryang-dong
Dong-gu, Busan, South Korea

  - Take the taxi from Ibis Ambassador Hotel Busan, it's really cheap and easy! With your luggages in tow, this is convenient.
- A high speed train that runs around 305 km/h or 190 mph! Whoa!
- Please check your date of travel to South Korea. Your travel dates may run into one of their holidays and long weekends which makes getting tickets at KTX hard to get. If you are travelling on those dates, you might want to pre-book your KTX tickets online. This is the website: http://info.korail.com/2007/eng/eng_index.jsp
- If you are not planning to go back to Busan, just get the Regular pass and don't get the KR Pass, it's a bit cheaper. I did this because my flight back to Manila is from Incheon international Airport.
- Travel time varies from 90 minutes to 120 minutes. Book or get the ticket with the quickest travel time. That train skips some stations but will definitely stop at the last station which is Seoul.

03:00pm    Arrival at KTX Seoul Station
GPS Coordinates: 37.554531,126.970663

  - Take taxi. As I said this is cheap fare. It cost us around KRW 6,000 from Seoul Station to Metro Hotel Myeongdong.
- Metro Hotel is rated #5 of 380 hotels in Seoul. It is in the heart of Myeongdong. Really, once you go out the door of this hotel, you can shop and dine. There is a nearby 7-11 convenience store, a money changer, restaurants offering local Korean cuisine to fast food chickens, burgers. The English speaking staffs is very friendly and accommodating. Lebecca and Emily made our stay very comfortable. Their willing to help goes beyond customer service. Superb job, Metro Hotel! Check out their website if you want to see more about this hotel: http://www.metrohotel.co.kr/
06:00pm    Stroll at Myeongdong Area, Night shopping

  - This place comes alive at night. There are so many people shopping and looking for a dining place.

Or use this instructions instead from http://www.eatyourkimchi.com/hello-kitty-cafe/#.UgtktVL5fMw :

2) Turn left and walk up the street.

10:00am        Coffee Prince Café
GPS Coordinates: 37.554507,126.929233
337-2 Seogyo-dong, Mapo-gu, Seoul, South Korea

  - This is the real Coffee Prince site where they took shots of the majority of the scenes in the Kdrama. You will see the flower wall painting there, the memorabilia and signatures of major actors of the drama and the coffee counter where the princes worked. So enjoy and take a lot of pictures!
- This is near Hello Kitty Café and you can walk from that destination to this coffee shop.

- You might have seen this from the Kdrama Cinderella Man.
- I advise you go there on a late afternoon, it's not too hot and it's a nice place to hang around for a while.
- Sit down at the stream side and relax. Dip your feet in the water just like the locals. Really relaxing! But the water can be cold.
6:30pm    Dinner at Yoogane Restaurant at Myeongdong Area

  - Try their chicken galbi rice. Be warned! With all the red color in your rice, you know it is SPICY!!!
